{"id":530151,"date":"2025-12-19T10:29:17","date_gmt":"2025-12-19T15:29:17","guid":{"rendered":"https:\/\/northernvirginiamag.com\/?p=530151"},"modified":"2025-12-19T10:29:26","modified_gmt":"2025-12-19T15:29:26","slug":"private-equity-firm-invests-700m-in-data-centers-in-leesburg-and-spotsylvania","status":"publish","type":"post","link":"https:\/\/northernvirginiamag.com\/news\/2025\/12\/19\/private-equity-firm-invests-700m-in-data-centers-in-leesburg-and-spotsylvania\/","title":{"rendered":"Private Equity Firm Invests $700M in\u00a0Data Centers in Leesburg and Spotsylvania"},"content":{"rendered":"\n<p>Global investment company Ares Management has <a href=\"https:\/\/ir.aresmgmt.com\/news\/ares-makes-significant-us-data-center-investments-in-northern-virginia\/0188d3b5-1546-42d6-a6f8-f9243c473553\" target=\"_blank\" rel=\"noreferrer noopener\">announced deals to develop<\/a> a new data center complex in Spotsylvania County and purchase two <a href=\"https:\/\/northernvirginiamag.com\/news\/2025\/04\/09\/inside-the-divisive-debate-surrounding-northern-virginias-data-centers\/\" target=\"_blank\" rel=\"noreferrer noopener\">data center<\/a> buildings in Leesburg.\u00a0\u00a0<\/p>\n\n\n\n<p>While Ares did not announce the terms of those deals,&nbsp;<a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-12-18\/ares-makes-700-million-bet-on-ai-with-virginia-buying-spree\" target=\"_blank\" rel=\"noreferrer noopener\">Bloomberg reported<\/a>&nbsp;that it paid a total of around $700 million for the two projects.&nbsp;&nbsp;<\/p>\n\n\n\n<p>In a news release, the company announced that it had secured a 314-acre site along I-95 South in Spotsylvania County. This site will be&nbsp;developed&nbsp;to include two data center buildings, with a total capacity of 200 megawatts.&nbsp;It will be \u201cdesigned, delivered, and operated\u201d by Ada Infrastructure,&nbsp;Ares&#8217; data&nbsp;center development&nbsp;platform.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Separately, the company also&nbsp;purchased&nbsp;two existing data center buildings in Leesburg. The two buildings total&nbsp;745,000 square feet&nbsp;and 165 megawatts of capacity.&nbsp;They\u2019re&nbsp;fully leased for 15 years&nbsp;to a \u201cleading, investment-grade hyperscale customer\u201d that Ares did not name.&nbsp;&nbsp;<\/p>\n\n\n\n<p>\u201cNorthern Virginia\u00a0represents\u00a0an attractive, rapidly\u00a0growing\u00a0and critical data center market, and these assets, in combination with their investment-grade tenant and triple-net-lease structure, provide predictable cash flows, portfolio diversification and strong upside potential,\u201d David Roth, Global Head of Real Estate Strategy and Growth in Ares Real Estate, said in a release.\u00a0<\/p>\n\n\n\n<p><em>Feature image, stock.adobe.com<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"The company will build a new campus in Spotsylvania and has purchased two existing Leesburg data centers.
