The housing market in Northern Virginia continues to see a rise in inventory. And homes are staying on the market longer than this time last year. That’s according to data from the Northern Virginia Association of Realtors (NVAR). \u00a0<\/p>\n\n\n\n

High Inventory<\/h3>\n\n\n\n

The monthly market analysis from October<\/a> showed that housing inventory in the region was at 2,562. This represents a 42.2 percent year-over-year increase. And homes aren\u2019t selling as fast, with an average of 27 days on the market. That\u2019s a 42.1 percent increase from last year. \u00a0<\/p>\n\n\n\n

Despite that dramatic spike in inventory, the number of homes sold saw only a 7 percent increase, with 1,427 homes sold in October 2025. Home prices also saw a modest increase, with a 4.9 percent year-over-year change for a median price of $750,000.  <\/p>\n\n\n\n

NVAR said that these changes showed \u201cgrowing balance between supply and demand.\u201d <\/p>\n\n\n\n

\u201cThe growth we\u2019re seeing in both sales and dollar volume is a sign of steady confidence in Northern Virginia real estate,\u201d said NVAR CEO Ryan McLaughlin. \u201cEven as buyers adjust to mortgage rates hovering around 6 percent, the fundamentals of our market \u2014 strong employment, desirable communities, and economic diversity \u2014 remain incredibly solid.\u201d <\/p>\n\n\n\n

Limited Shutdown Impact <\/h3>\n\n\n\n

NVAR also said that, while the government shutdown<\/a> presented some economic uncertainty in the region, \u201cits immediate impact on housing has been limited.\u201d <\/p>\n\n\n\n

\u201cWhile we\u2019re monitoring how the shutdown may affect buyer confidence and transaction timelines, Northern Virginia\u2019s housing market remains steady,\u201d McLaughlin said. \u201cNorthern Virginia\u2019s strong base of public- and private-sector employers can help mitigate some of the short-term effects that often accompany a federal shutdown.\u201d <\/p>\n\n\n\n

More regionally, Arlington saw a 19 percent increase in its average home cost, bringing it to $958,193. Fairfax County saw more modest price growth, with a 4.8 percent rise to hit $897,994 on average. \u00a0<\/p>\n\n\n\n
